I rent an apartment in a block and the balcony door does not close properly, posing a security problem. Is the owner responsible to fix this or is it a strata management related matter? -Bruce, NSW

Q: I rent an apartment in a block and the balcony door does not close properly, posing a security problem. Is the owner responsible to fix this or is it a strata management related matter?

A: It’s best to check your strata plan to see if the balcony is considered part of the owner’s lot, or if it’s common property.

If it is part of the owner’s lot, it will be you or your landlord’s responsibility to repair the door. If it is common property, you can organise to have it repaired through your strata committee.

For any repairs and maintenance works, you may want to consider Assured Building Maintenance. ABM leverages and accesses the support network of more than 1,000 tried, tested and vetted contractors so you can rest assured knowing your strata repairs and maintenance is in safe hands.
