Q: In order to carry out kitchen repairs, the water to our Unit needed to be turned off. The “stop clock” tap to the unit (which connects us to the common Complex water supply) had to be replaced as the “spindle” was damaged. Our strata manager engaged a plumber and the tap was replaced. We have been sent the bill. Are we, or strata financially responsible for this work?

A: If the spindle is part of common property and is linked to a tap that supplies water that benefits and is used by multiple units, then it will be your strata’s responsibility to cover the costs.
In some cases, you may need to cover the cost and strata will reimburse you. We recommend reaching out to your strata manager or committee to clarify how the payment will work.
