Q: If there is water leakage from the roof, is it the Strata’s responsibility to repaint the internal wall, i.e. the cornice and its surrounding area? My strata advised that internal wall painting is owner’s responsibility but I have had friends in a similar situation where the Strata took the responsibility to repaint the affected area.

A: Under Section 106 of the Strata Schemes Management Act, the Owners Corporation is responsible for repairing and maintaining common property. The paint on the walls and ceilings located within a unit is not defined as common property. This also applies where water has come through the roof. You may want to consider contacting the Strata Managing Agent and exploring if the Owners Corporation insurance policy covers internal painting within a unit.
