The body corporate have approached me to install a downpipe from this guttering. The downpipe would have to be on common property to work? Could you advise me as to whose responsibility this would be please? – Margaret, QLD
Q: I live in the first stage of a cojoined town Complex built in 1993. I am in an end unit with a side annexe. The side of this annexe is battened in as part of the fencing. The guttering on this annexe protrudes over common property. It has a spitter pipe installed on the guttering which directs the water into a garden (which has fallen into disrepair).
The body corporate have approached me to install a downpipe from this guttering. As the roof was originally designed like this, I feel no obligation to do this and to bear the cost.
The downpipe would have to be on common property to work? Could you advise me as to whose responsibility this would be please? Thank you
A: It would be best to check your body corporate plan. The guttering will most likely be part of common property, and finding this information would be useful as you can present it to your body corporate. Common property upgrades and maintenance work will be covered by body corporate.
