Q: Who is responsible for the replacement of taps outside an owners unit? Is that body corporate or owners expense?

 

A: We recommend having a look at your by-laws or subdivision plans. This should help clarify the parts of your body corporate property and who is responsible for what.

Generally, if the tap outside is located on common property and is for the use and benefit of all residents, it will be your body corporate committee’s responsiblity to replace. If it is within your lot’s boundaries or is for exclusive use by you, it will be your responsiblity.
