Q: Who is responsible for the replacement of taps outside an owner’s unit? Is that body corporate or owner expense?

 

A: We recommend having a look at your by-laws or subdivision plans. This should help clarify the parts of your body corporate property and who is responsible for what.

Generally, if the tap outside is located on common property and is for the use and benefit of all residents, it will be your body corporate committee’s responsibility to replace it. If it is within your lot’s boundaries or is for exclusive use by you, it will be your responsibility.
