Q: I look after a unit that has shared gas hot water. Gas tanks are down in car park area in the apartment, I look after hot water comes out at 70 degrees which is too hot—it needs a tempering valve to reduce the heat. As the hot water tanks are 2018 I thought this would have needed to be checked.

A: Generally speaking, any adjustments made to common property should be covered by the owners corporation, or delegated to a strata manager through the owners corporation.
It won’t be so much as the strata company paying for the fixes, but rather the levies raised by the owners corporation that will be used.
