Q: Who is responsible for repairing my free-standing villa unit’s roof tiles, which were damaged during a storm? Would it typically be covered by Owners Corporation Building insurance?

 

A: Generally, roofs are covered by the owners corporation. It may be worth getting in touch with your owners corporation manager for clarification. You may also wish to refer to your building format plans or building rules to see if they mention what is owner property, and what is owners corporation property and responsibility.

Also, if your owners corporate building insurance covers storm damage, your committee may wish to make a claim.
