Q: During the heavy rain recently and its volume, the lots exterior roof leaked causing peeling to our lounge room. The Plumber was called and he stated that the roof’s lack of silicone was an issue. Also a few leaves in the gutter & broken gutter guard. It is our understanding that the Body Corp. lack of the roof silicone caused this. And the lack of up-keep and maintenance. We had our plumbers look at the leaves issue and the silicone. Please can you advise?

A: Repairs and maintenance to areas such as rooves and water-proofing are generally body corporate responsibility. We recommend looking at your building format plan and by-laws to clarify where these areas fall under (i.e. common property, which will be body corporate responsibility, or owner property, which will be your responsibility).
