Q: There is an extractor fan in the ceiling of my ensuite which has stopped working. There is no access to the ceiling to remove and replace the fan, which means cutting a large hole in the ceiling and then making good.
1. Do I need permission from BCC?
2. Is this a BCC cost or the owner’s cost?

A: Internal extractor fans to a single unit are the lot owner’s responsibility to maintain or replace. The exception would be those connecting to a ducted system across multiple units.

If the repair or replacement of the fan will impact common property, you will need committee approval. However, no approval would be required if work can be done without impact to the external building or your neighbours.
