Q: I live in a strata block of 8 single level units. My unit is freezing in winter and hot in summer. There is no ceiling or wall insulation. Is the owners corporation responsible for paying for the installation and am I required to seek permission to do so?

 

A: If the original development of your strata scheme did not include insulation, it will not be the owners corporations responsibility to pay for its installation.

If you do plan on installing insulation, it is best that you do speak to your committee about it and seek permission and follow the correct processes. This will help make the installation (if allowed) an easier process, and you avoid being in a situation where unapproved unit renovations must be undone.

It’s worth noting that a special by-law may also need to be registered to cover the installation and you may be responsible for payments regarding maintenance of the insulation.
