Our bathroom ceiling needs repainting. The roof was fixed but not the ceiling at the time. Now I have asked the body corporate to arrange for three quotes. And the ‘secretary’ is saying someone from the body corporate has to come in and have a look at it first. It never was like this before and nowhere can I find it written in the by-laws if this is now the case. Is she having a lend of me?

This is not common practice, however it can be requested by the Strata committee to asses the damage to the area. Depending on the damage and exactly how it was caused, responsibility might not always be on the owners corporation. Example: If there was a roof leak that caused a water stain on the ceiling, repairing the roof is the owners corporation responsibility. However the painting will be owners responsibility. Perhaps this is what the Strata Committee are trying to identify prior to requesting 3 quotes.
