A: Owners corporations in Victoria do not have the authority to directly prohibit or interfere with the operation of short-stay letting by an owner of their apartment or townhouse. The Court of Appeals has confirmed this. If the short-stay guests are disruptive, an owners corporation may issue breach notices. If three are given within two years for genuine breaches of the Registered or Model Rules, the owners corporation may seek an order from VCAT to prohibit short-stay letting by that lot.
