Two of the property got done graffiti, OC manager send somebody to repaint the common area and non-common area, what if I believe is both painting job been paid as in one bill because the second unit owns by the committee chairman. With no evidence, What can I do?

If the chairman and one of my neighbour being racist and misuse her power through the OC manager against me and my family and discriminate us? (With evidence) eg, took me a month or more after chasing her so many times to get the approval for installing a solar system on my side of the roof, sometimes she does ignore me by not replying to my email. the same guy who paints the common fences painted her garage door on the same day within a week.

I upgraded my front area of the garden bed and have a little wooden strawberry garden bed for the safety reason(stone fell off few times and nearly hit my 2 and half-year-old son) OC manager serve us a breach notice On the second day without discussion or verbal warning that I have to put those stone back and remove the small wooden garden bed Within 28 days even though that’s within my boundary but unit 2(chair person’s home) doesn’t need any approval for her totally different style of the fence at any time. I can also prove that unit 2 is the only property that looks so much different from us with notifying us with any changes.

May I know who responsibility to inform us that the subdivision of the land has changed?

 

A: If you feel you are being mistreated by your owners corporation, and the owners corporation manager is unhelpful in providing mediation services that help you and troublesome neighbours/committee members get along or at least reach a compromise, you can take the matter to the Victorian Civil and Administrative Tribunal (VCAT).

Before you do though, it may be worth trying to communicate with your owners corporation manager to let them know how you feel and that you’d like mediation to take place, and bring up your issues so that you are heard.

It’s also important to make sure to keep any evidence that may help your case – pictures, emails, messages, screenshots or recordings that prove that discrimination/racism is occurring.

As for admin fees, this will depend on your owners corporation management company and how they calculate their service charges. Ask your committee member for a breakdown of the fees to see the full breakdown.

For subdivision notices, it will be the responsibility of the committee member.
