Are external windows part of a building’s structure and as such a body corporate responsibility? Or they an owner’s responsibility? – Lee, QLD
A: If your property falls under the building format plan, Body Corporate is responsible for doors, windows and window fittings, if they are in a boundary wall between the lot and the common property. Please note, if the window leads to the balcony, it is considered the responsibility of the lot owner. The internal doors and windows are lot owner responsibility. If the property falls under the standard format plan, repairing and replacing windows and doors is considered the lot owner’s responsibility.
