Q: If structural cracking to a building is established and it has caused damage to the internal structure, is strata insurance liable for the cost of internal repairs?

 

A: It will depend on the origin of the crack. If the crack started in common property and has moved its way into a lot owner’s property, the liability may sit with the owners corporation. However, if the crack came from within a lot owner’s property, it may be up to the lot owner to pay for the cost of repairs, whether through insurance or from their own pocket.

It is recommended that you raise the issue with either your strata committee or your strata manager to arrange a solution and clarify who is responsible for covering the cost of repairs.
