Do I have a controlling vote on committee decisions because I am the majority entitlement owner? – James, NSW

Q: This is an industrial complex in Auburn total of 7 warehouse/office units. I am the owner ( owner A) of units 1,2,6 and 7. Owner B owns unit 4 and owner C owns units 3 & 5. I have 66.37 entitlement on the entitlement schedule. My question is: Do I have a controlling vote on committee decisions because I am the majority entitlement owner?

A: Yes, given your unit entitlement you will have the controlling vote.

Ensure that you make decisions that benefit the scheme and do not hinder the owners corporation from following and carrying out mandatory duties outlined within state legislation (which in this case would be the NSW Strata Schemes Management Act 2015).

Doing so may result in the appointment of a compulsory strata manager, especially if other owners have proof that there are issues arising from decisions that affect the owners corporation.
