Q: My mum lives in a small complex of 7 villas. One owner manages the finances and maintenance. The painter has been 3 times over 2 years and her eaves are still only partially painted and she wants the job finished how can she demand this job be completed. The common gardens which she used to maintain but can’t now as she is 88 are also not a priority. The committee members look after their own property first and her requests fall on deaf ears. Also how often should she get a statement from the strata manager about the finances etc so far she hasn’t received any paperwork since he has taken over the job.

A: If the eaves are common property she may be able to request the completion of the job by contacting a strata committee member or the strata manager. Alternatively, she may be able to bring the topic up at a general meeting, or at the annual general meeting. It is recommended that she contact the strata committee secretary to have the topic raised two weeks before a meeting is to take place.
As for financial documents: a copy should be provided to all owners after each AGM. Owners can also request to see a copy of the financial records. The strata committee’s secretary should be able to provide these documents upon request.
