Q: What is considered common property? I live in a block of units on three levels with balcony's. The balcony metal work is rusting and the rust runs down and stains the walls. Is the exterior of the balconies considered common property or is each owner responsible for their own balcony and any damaged caused? I am concerned that some owners with repair and some won't and the building will become a patchwork of rust and different shades of colour.

A: The rule of who owns balcony areas can vary from owners corporation property to the next. It will be best to check your building rules, or owners corporation plan of subdivision. You may also consult with your owners corporation’s manager, or your owners corporation committee for clarification.
