According to NSW Strata Schemes Management Act 2015 Section 182, owners may submit a request to inspection of strata property records, which may be made to the committee or the strata manager.
An owner may make a written request and pay the statutory fee as prescribed by the regulations. In situations where the financial records are being managed by a strata manager, the inspection is typically conducted at the company’s premises.
Usually, most reports are made available only to the treasurer. However, all lot owners are required to be provided a copy of annual financial reports with their annual general meeting notice.
