Are balconies and gardens common property or part of our lot? – Barry, NSW

We are an owner of a ground floor unit that has a big outdoor balcony and garden area. Are our balconies and gardens common property or are we owners of it as part of our title?

– Barry, NSW

The best way to find out what is and isn’t in your title, is to check the strata plan of your property.┬áBasically, everything that is not defined as part of a lot within this plan is common property, meaning that if the lines are drawn at the edge of your lot’s interior, your balconies and gardens are also common property.
