We are an owner of a ground floor unit that has a big outdoor balcony and garden area. Are our balconies and gardens common property or are we owners of it as part of our title?

The best way to find out what is and isn’t in your title, is to check the strata plan of your property. Basically, everything that is not defined as part of a lot within this plan is common property, meaning that if the lines are drawn at the edge of your lot’s interior, your balconies and gardens are also common property.
