A: To change the strata management agent, the Owners Corporation should check the expiry date of their agreement and terms of notice for disengagement. To renew or switch to an alternate provider, a motion and copy of the contract should be included in a General Meeting for determination by all owners.
The legislation requires a majority vote (over 50%) of owners eligible to vote in a General Meeting (in person, by proxy or electronically) is agreed upon.
If you require a change in personnel at your current strata management agency, the committee may wish to approach the general manager of the existing agency. You could ask for another strata manager to be assigned to your plan.
