A: Under Section 106 of the Strata Schemes Management Act, the Owners Corporation is responsible for repairing and maintaining common property. The paint on the walls and ceilings located within a unit is not defined as common property. This also applies where water has come through the roof. You may want to consider contacting the Strata Managing Agent and exploring if the Owners Corporation insurance policy covers internal painting within a unit.
