We currently have 3 separate positions on the Committee – Chairman, Secretary and Treasurer – for our 6-unit block, comprising the 2 owner-occupiers (including myself), plus one other.
In actual fact, our Strata Manager assumes all those roles, and very proficiently. I get involved in quotes, inspections, and point of contact for the property. After reading the Strata Schemes Management Act, I believe the management could be streamlined to the strata manager, plus an owner representative. Based on your knowledge and experience, what would you advise?
There are certainly advantages to having the management of your strata scheme streamlined to the strata manager. This is especially true when you are part of a small lot scheme and find it difficult to fill committee positions with people who have the adequate skills and knowledge to successfully undertake the tasks required from their roles.
If you feel your strata manager is able to handle the roles and responsibilities effectively, then you may continue to use them as such indefinitely, or perhaps until you find suitable candidates within your strata scheme to assume committee roles.
