Q: There are total 12 units. 5 units at the front have been having roof leak issues back in 2015. 7 at the back have no such issue. The years before 2021, strata only organised minor repair jobs, which didn’t resolve the issue. In Oct 2021, strata decided to have all 5 units’ roof to be replaced. However, the leaks still continue.
As per the roofer Affordable Roofing and Guttering suggestion, it seems like the issue is not with the roof, but with the walls. There are cracks on the wall which allows water to get in. Affordable Roofing (AR) advises Strata to obtain an Engineering Report again. AR have advised Strata to obtain an Engineering Report late 2021 but not approval. For this, Strata already sent out an EGM on 1 Apr to all owners to approve, but it will take a month (till 28 Apr) (or perhaps a bit sooner) before we find out if it will be approved.
I told Strata Manager that was a serious issue that needed emergency repair, but here we kept waiting and waiting. So, my question is: for serious issue such as roof leak, wall damage and room damage due to the leak, do we still need to wait for approval before a repair can be done? Does Strata have the right to impose special levy to fixed the roof?
