Q: Hi, I live on the top floor of a strata managed apartment. I would like to install a roof window. I still haven’t submitted my application for its installation but my main concern is that the owners corp may reject it because installing a roof window may mean that strata will be responsible for its maintenance.

My question is whether this is the case (that the installation will bring strata responsibility for its maintenance) and if it is, is it possible that I suggest that myself, as the owner of the unit, will be responsible for all the maintenance of the newly installed roof window?

 

A: When submitting strata renovation proposals to your strata committee, you may wish to include details around renovation by-laws.

What these by-laws do is outline the estimated length of the renovation, the costs associated, as well as your responsibilities as a lot owner for repairs and maintenance.

Usually, when a lot owner changes the appearance of their lot, they are responsible for any repairs and maintenance. Having the renovation by-law document, or at the very least a proposal plan outlining the renovation details may come in handy and help you persuade your strata committee to agree to the renovation.
