1: Who is responsible for the cleaning of the gutters of each unit? Owners corporation or unit owners?
2: Fascia board, Gutter and downpipe of the garage (backside) of unit 2 needs to be replaced (rust, leaking) but the garage is connected to unit 1 garage. There is only one downpipe for both garages which is in unit 2 premises. Does the cost of the repair need to be split between both unitholders or is this an owners corporation cost?
A: It may be best to have a look at your subdivision plan which will define which areas of your owners corporation property fall under common property and which areas fall under lot owner property.
Defining these will help you work out who is responsible for what when it comes to repairs and maintenance as well as payment for their associated costs.
