Q: We had a small pebble garden out the front of our unit replaced with concrete to save the hassle of weeding and stones being spread out over the driveway.

The man who did the job said we had to pay for it ourselves, however, I believe the body corporate should pay, as it is not within the area of our unit plan which covers only the building and carport areas.

 

A: If the area worked on is considered common property it will be the body corporate’s responsibility to pay for the work.

Although it is not an owner responsibility to pay directly for work done to common property, funds may be raised through special levies. It may be worth checking the minutes of previous meetings. There should be details of the works being proposed, voted on and the breakdown of levies required to cover its costs.
