Q: I am exploring the idea of extensively renovating my unit that is managed by PICA strata agent – involving completely stripping out bathrooms, kitchens, ceilings, floors and load bearing walls within the unit. Please advise – what is the standard requirements and approvals – that may need to be obtained? Can I just start work and deal with things with strata – as they arise? What does PICA advise?

 

A: It is always best to get approvals first before you start renovation works, and especially extensive renovations.

This is because the more extensive a renovation is, the more stringent the processes in place have to be to ensure that there are considerations such as use of common property, contractor insurances, council approvals, and noise level adherences, etc.

We recommend you get a by-law to renovate. You can do this through your strata manager, who will be able to guide you through the process and help provide necessary paperwork and advice.
