There are a few things to keep in mind when looking to make renovations in strata apartments – any minor or major renovations will require the approval of the strata committee before commencing.

Further, owners are not permitted to make changes or fixes that affect the the appearance of the property from the outside. Given that your renovations plan to place synthetic turf on the balcony would involve changes affecting the outside appearance of the property and depending on how it is laid may constitute an addition to common property, the owners corporation has a final say in how the renovations should proceed.

If they do allow this renovation to proceed, the associated cost of renovation and subsequent maintenance may be that of the lot owner as it would be laid on top of tiles or the pavers on the balcony – you should check with your committee to ascertain these matters.
