A: It would be best to check the by-laws. Often, when a renovation takes place that alters the original materials and look of a lot, there is a by-law created to outline the owner’s responsibilities in keeping it maintained.

However, when it comes to waterproofing, things can get a little more complicated. It could potentially fall under Section 108 of the Strata Schemes Management Act 2015, which states that a special resolution vote must be passed and the owners corporation must decide upon the responsibility for costs associated with maintaining the works. These costs will then become the owner’s responsibility.
