Question: I live in a two unit duplex building with driveways situated in front of each unit and garage doors facing these entry points. I would like to know, is the strata responsible for garage doors, (ie. replacement, maintenance) which both units have on their individual sides?

Answer: If repairs need to me made to the boundary roller doors, the owners corporation are usually responsible. If you’re still uncertain, check the building by-laws. Lot owners should let the strata manager or the committee know if there is a problem. If it requires minor repair, it can often be fixed without the need for a meeting. If there’s a major problem, it will need to be raised in a meeting so a decision can be made. In some cases, major repairs may be included in the capital works fund.
